Construction of "New Flora Houses" on Wollankstrasse in Pankow remains ongoing

The construction of the "New Florahöfen", a residential and commercial complex located on Wollankstraße in Berlin-Pankow, has been largely at a standstill since late 2024. This development has left the streetscape unchanged for months, causing discontent among the local community and raising doubts about a timely completion of the project.

The "New Florahöfen" was designed by architecture firm Axthelm Rolvien, featuring large glass fronts, balconies, terraces, and 22 underground parking spaces. Initially, the project was scheduled for completion in 2020, but as of now, no new completion date has been officially announced. The target group for the project included young families, older people, and capital investors.

The complex was planned to include 37 apartments, several duplexes, and four commercial units. The original prices for the apartments ranged between 5,150 and 6,500 euros per square meter. Despite the shell being largely completed, the interior work for the New Florahöfen is at a standstill.

Cables protrude from the walls, the facade is not plastered, and a fence blocks the entrance to the courtyard. Building materials and plastic bags are still visible in front of the house, adding to the sense of uncertainty surrounding the project.

Residents had feared during the planning phase that the additional houses in the Florakiez would make the neighbourhood feel narrower and shadier. However, the delay in construction has provided a temporary reprieve, albeit with a sense of unease about the future of the project.

The standstill in construction has not been publicly communicated, and the reason remains unclear. Cost increases and market uncertainties are common causes of delays in Berlin's housing construction projects, as seen in the case of the "New Florahöfen".

The "New Florahöfen" construction project is being documented by CARTO, Leaflet, and OpenStreetMap, offering a visual record of the progress, or lack thereof, on the site. The project is a symbol of delays and growing uncertainty in Berlin's housing construction, a concern that extends beyond the Florakiez.

The "New Florahöfen" is part of the densification in the Florakiez, a topic that is generally supported in Berlin's urban development but also draws criticism. As the standstill continues, the future of the "New Florahöfen" construction site remains uncertain, leaving the neighbourhood in limbo.
