Development advancements in Sandelmühle's residential neighborhood

In the heart of Frankfurt Heddernheim, construction is underway for a new residential quarter, named ABG, that is set to offer a mix of modern apartments, townhouses, and a kindergarten. The development, being carried out by the Frankfurt housing association ABG, is a combination of subsidized and privately financed housing, energy-efficient construction, and well-planned infrastructure.

Parts of the construction project are already in the sales phase, according to Ten Brinke, the construction company known for its long-standing building expertise. The first phase of construction at the Sandelmühle will result in 121 energy-efficient rental apartments built to Passive House standard, with the majority of these (103) being offered through municipal funding programs. Another part of the site is being developed by Ten Brinke, which is building 67 modern townhouses and four multi-family houses with a total of 46 owner-occupied apartments.

The townhouses and the multi-family houses are being built to meet the Passive House standard, ensuring energy efficiency and a comfortable living environment. The new residences range from 69 to 145 square meters and feature elevators, underground parking spaces, and modern equipment.

The location of the quarter offers a unique advantage, with a subway station on site, ensuring easy access to the city center. Moreover, the quarter is nestled near the Frankfurt Greenbelt and the Nidda, providing a green living environment that is likely to appeal to families. The multi-family houses, in particular, offer direct proximity to these green spaces.

The quarter is being built on a previously commercially used area, avoiding the need to seal new soil. Cranes, formwork, and concrete work dominate the scene, indicating that the development is proceeding in several phases in parallel. The daycare center will be built on a corner plot in the southeastern part of the site. Additionally, a daycare center with space for five groups, spanning an area of approximately 1,000 square meters, is also part of the quarter's plans.

The mix of multi-family homes, townhouses, and a kindergarten creates an attractive environment for diverse target groups. The completion of the remaining construction phases and sustained demand for the offered housing types will determine whether the project will help ease the housing market in Frankfurt. As some residential buildings and townhouses in the new quarter at Sandelmühle are already completed and available for sale and rent, it's clear that the northwest of the city is growing.
