In the heart of Frankfurt's Bockenheim district, a new neighbourhood is rising - the Schönhof Quarter. This ambitious urban development project, one of the largest in Hesse, is set to revolutionise the cityscape with its innovative design and commitment to sustainability.

The Schönhof Quarter is a comprehensive development that encompasses residential units, kindergartens, commercial spaces, a hybrid school, and a central park. The first phase of the project, Section C1, started renting out 150 modern apartments at the end of April 2025. These apartments include both privately financed and subsidised units, catering to a diverse range of residents.

The central park, spanning approximately 28,000 square meters, is currently under development. It will serve as a green belt for the quarter, featuring meadows, small hills, nature-like paths, play areas for children, and an outdoor "green classroom" for educational opportunities. The park is designed to be barrier-free, with loosely grouped tree groups creating an open, natural atmosphere.

The Schönhof Quarter's green ethos extends beyond the park. Connecting paths through and around the buildings of the quarter are being equipped with greenery. Additionally, green inner courtyards in the individual residential buildings invite residents to linger with stone benches and terrace areas.

The city and the state of Hesse are supporting the project with subsidies and low-interest loans totalling over €22 million. This support is crucial in creating around 2,000 apartments for around 6,000 people on around 15 hectares. Approximately half of the units will be publicly subsidised, with the initial rent for these apartments around €5 per square meter.

One unique feature of the Schönhof Quarter will be Germany's first hybrid school, which combines school and living under one roof. This school will have 134 rental apartments, 123 of which will be publicly subsidised.

The developer of the Schönhof-Quartier in Frankfurt is the publicly listed residential developer Instone Real Estate, who are developing the project together with Nassauische Heimstätte | Wohnstadt. Construction work is ongoing in other sections of the Schönhof Quarter to ensure the full realization of the district by 2029.

The Schönhof Quarter is more than just a construction project; it's a testament to Frankfurt's commitment to sustainable urban development and a promising new addition to the city's vibrant neighbourhoods.
