In the heart of Bristol, the development of modular homes at Bonnington Walk in Lockleaze has been fraught with challenges. City Councillor for Lockleaze, David Wilcox, has highlighted these issues, expressing concerns about the ripple effects they may have.

185 modular homes were constructed as part of the Legal and General development in April 2021. However, major foundation issues were discovered in some of these homes as early as February 2022. As a result, around 20 prospective buyers have pulled out of their agreements, and residents who were ready to move in at the end of last year were not able to do so.

Cllr Wilcox is urging Legal and General to provide certification, maintenance, and support for the people moving into the homes. He is particularly concerned about the impact of Legal and General closing its modular housing factory in North Yorkshire on the support for residents.

The closure of the factory is due to long planning delays and the impact of the pandemic causing years of weak demand. This has led to changes in the mortgage landscape, with banks across the UK, including Lloyds and Santander, having to increase mortgage deals due to the Bank of England's interest rate hike. Cllr Wilcox also mentioned that mortgage deals set up by these residents can no longer be met due to these changes.

People who were preparing to move into the homes were offered compensation, but one man has stated that he cannot wait any longer due to the issues at Bonnington Walk. The developers estimate it could take six to 12 months to fix the foundation issues.

Amidst these challenges, the cost-of-living continues to climb, adding to the hardship faced by those affected. Cllr Wilcox is urging Legal and General to address these issues promptly and ensure that the residents are supported. Legal and General plans to replace the homes on site after the foundations have been rectified.

As the situation unfolds, the community in Lockleaze and beyond will be watching closely to see how this development is resolved.
