Proposed redevelopment aims to convert an unsightly property into a residential area
In the picturesque town of Whitecroft, Gloucestershire, a contentious redevelopment plan has been given the green light, despite concerns over potential soil contamination and traffic congestion. The proposed project, spearheaded by Whitecroft Properties Limited, aims to construct 66 new homes on a factory site off New Road.
The Environment Agency (EA) has been tasked with assessing and, if necessary, remediating any soil contamination at the site before construction can commence. The decision to approve the redevelopment was granted with delegated authority, subject to a road safety audit and other checks.
However, the proposed development on a site with possible harmful substances has raised eyebrows, especially in light of the current focus on sustainability. Councillor Boyles voiced his concerns about the safety of families living on a site with potential contamination, referring to the site's history of containing 'very nasty chemicals'.
Other concerns have been raised about the impact of further developing industrial sites for housing on commuter traffic. The buildings on the site, which have been vacant for a number of years since Whitecroft Essentials relocated, are currently occupied by large, rundown industrial buildings. Critics argue that these buildings, an eyesore detracting from the local area, could be repurposed or demolished to alleviate traffic concerns.
The redevelopment plan includes the potential for public open space, a play area, and footpaths. However, the presence of harmful substances may pose a risk to these facilities, a concern that has yet to be addressed or resolved in the decision to grant approval.
At a recent council meeting, arguments for and against the new development were presented, and the majority voted in favour. The Forest of Dean District Council has recommended approval for the redevelopment, which includes the potential for sustainable housing, including the use of environmentally friendly materials.
Despite the controversy, the redevelopment plan is set to move forward. It remains to be seen how the potential issues of ground contamination and traffic congestion will be addressed and resolved as the project progresses.
