Real estate opportunity: Mixed-use project situated near Van Dorn Metro station available for purchase

The Washington Business Journal has reported that a significant mixed-use development project, spanning 15.5 acres, is currently in the works for Land Bay D. This ambitious project, which is fully entitled and approved for 226,651 gross square feet, is being led by Maryland-based Cohn Property Group (CPG).

The former Vulcan Materials property near the Van Dorn Metro station is being sold, with Lennar Corporation and Potomac Land Group II LLC seeking to offload the site located at 701 S. Van Dorn Street. The development promises to bring substantial changes to the area, with CPG describing it as "the most vibrant, new residential development that this area has seen in several years."

The project is currently designed as a 256-unit dual-branded hotel concept, with renderings and floor plans showcasing a Hilton Garden Inn and Homewood Suites. However, it is important to note that these depictions are illustrative only.

The development will encompass an 11-story, 256-room hotel, 4,500 square feet of retail space, 323 new townhomes and condos, and a 4.4-acre public park. The residential aspect of the project includes 119 residential townhomes and 204 for-sale condominiums.

CPG is open to various uses for the site, including a transaction with an existing hotel developer/operator, multifamily, affordable/workforce housing, senior living, self-storage, or other uses. Offers for the site are due on Sept. 25, but the identity of the buyer has yet to be disclosed.

This development, which has been in the works since 2019, is poised to redefine the landscape of the area and offer a vibrant, modern living experience to its future residents. Stay tuned for more updates as this exciting project progresses.
