Rebound of Landshut's Property and Land Market

The Landshut District real estate market has shown signs of recovery in 2024, as indicated by the latest Real Estate and Property Market Report. Presented by Peter Dreier, the district administrator (Landrat) of Landkreis Landshut, the report evaluates all property and real estate transactions in the district over the past years.

The report reveals that the turnover in money terms for 2024 real estate sales increased by almost a third, amounting to 468 million euros. This increase was accompanied by a 17% rise in the number of completed purchase agreements, with a total of 1,245 properties sold.

The sale of new apartments increased significantly in 2024, with twice the number of sales compared to the previous year. However, the report does not mention any increase or decrease in the prices for single and two-family houses, new apartments, or the existing apartment market segment. On average, around 3,500 euros per square meter of living space is paid for existing single-family homes across all locations. For individual residential building land, the average price was around 300 euros per square meter in 2024.

The price per square meter for residential building land is increasing, although it remains below the 2022 peak. On the other hand, the price for agricultural and forestry land throughout the district has slightly decreased. The supply of building land for single and two-family houses continues to decline, with a further record low in the number of fully developed building plots sold.

The report also includes index series for selected market segments and provides firsthand information about the local market, including building land, agricultural and forestry land, residential houses, and apartment ownership. The evaluations are based on the purchase price collection maintained by the business office of the expert committee.
