Redevelopment in Bornheim: 29 dwellings erected on the site of a former fuel station
In the heart of Frankfurt-Bornheim, construction work has commenced on a new multi-family house at 24 Spessart Street. The site, previously occupied by the demolished Esso gas station at the corner of Spessart Street and Ringel Street, is now being transformed into a residential space as part of the urban trend of converting inner-city commercial areas.
The construction project, scheduled for completion in February 2026, is a joint effort by Delom, a Frankfurt-based company, and B70 GmbH from Frankfurt am Main. The architectural design for the new building is the work of Karl Dudler Architects.
The project began after the former Esso gas station was demolished at the end of 2024. Shoring work, involving the insertion of steel beams into previously drilled holes, started at the beginning of April 2025. Excavation work followed shortly after, starting on April 22, 2025. The production of the ground floor began in mid-May 2025.
The new construction includes a total living area of 2,202 square meters, with 29 apartments and an underground garage featuring nine parking spaces. The project aims to close urban gaps, integrate existing infrastructure, and address the increasing demand for housing.
While there is no specific information available about the project's website, construction progress is regularly updated. The completion of the raw construction is still scheduled for February 2026, totaling an expected construction time of approximately 24 months for the entire project.
