Soaring rental costs persist in Düsseldorf due to heightened demand

In the bustling city of Düsseldorf, Germany, rental prices have been on a steady rise over the past decade, outpacing the average prices in North Rhine-Westphalia and Germany as a whole. This trend has created challenges for many residents, particularly those seeking affordable housing.

A 60m² apartment in Düsseldorf, which cost 8.77 € in 2011, now goes for 11.17 €. Similarly, a 100m² apartment, which was priced at 9.17 € per square meter in 2011, now costs 12.12 € per square meter. These increases have made it difficult for many people to keep their current apartments, as competition for housing in the city is high, with an average of around 36 applicants for a single apartment.

The most affordable districts in Düsseldorf include Reisholz, Urdenbach, and Garath, where rental prices are significantly lower than the city average. Reisholz offers rental prices at 7.79 € per square meter, Urdenbach at 9.05 €, and Garath at 9.37 €. However, the most expensive districts are the Old Town, the Harbour, and Carlstadt, with rental prices at 18.34 €, 19.60 €, and 17.87 € per square meter, respectively.

One factor adding to the financial burden for renters is the security deposit, which typically amounts to three months' rent. Many people take out loans to cover this expense in order to secure an apartment.

The city government is aware of the housing situation and is promoting residential construction to ease the problem and provide more affordable housing options. The population of Düsseldorf has been steadily increasing since 2000, reaching 619,294 in 2018, making it one of the major urban centers in Germany.

Looking forward, rental prices in Düsseldorf are expected to continue rising, with 2025 showing an average rental price of around €17.29 per square meter. This trend is influenced by high demand in the metropolitan area and economic growth factors. However, specific rental price growth figures are less detailed, though real estate purchase prices have risen by about 2.6% annually recently, indicating a steady upward trend in housing costs.

As Düsseldorf continues to grow and develop, finding affordable housing remains a significant challenge for many residents. The city government's efforts to increase residential construction are a step in the right direction, but more needs to be done to ensure that everyone can afford to call Düsseldorf home.
